2. Fire your real estate agent! Real estate agent fees and costs can range from 2% to 10% of the purchase price or a flat fee between $1,000 - $2,000. We eliminate the middleman, saving you that cost. You are working directly with the seller. By buying directly from us you cut out any unnecessary realtor fees, closing costs, attorney fees, title fees, escrow challenges, and more depending on the state and county. Your real estate agent isn’t taking advantage of you, its just that they must follow all sorts of rules to stay licensed to sell huge homes. We are selling small pieces of rural land where a clearly worded, straightforward contract between buyer and seller is the best approach. If we were to use a real estate broker to sell, since it takes them the same time to do the huge packet of paperwork they have to do for each sale (because of their regulations and licensing remember?) they will charge us a flat fee of $1500 to $2000. A lein most generally occurs when shrewd investors attempt to pay off a property tax bill on a piece of land they don’t own which entitles them to make a legal claim on the property.
