Our buying process is designed around the KISS method (keep it simple stupide) to maximize clarity so you can feel confident you understand every factor in making a wise land purchase for you and your family.

2. Fire your real estate agent! Real estate agent fees and costs can range from 2% to 10% of the purchase price or a flat fee between $1,000 - $2,000. We eliminate the middleman, saving you that cost. You are working directly with the seller. By buying directly from us you cut out any unnecessary realtor fees, closing costs, attorney fees, title fees, escrow challenges, and more depending on the state and county. Your real estate agent isn’t taking advantage of you, its just that they must follow all sorts of rules to stay licensed to sell huge homes. We are selling small pieces of rural land where a clearly worded, straightforward contract between buyer and seller is the best approach. If we were to use a real estate broker to sell, since it takes them the same time to do the huge packet of paperwork they have to do for each sale (because of their regulations and licensing remember?) they will charge us a flat fee of $1500 to $2000. So that means for you as the buyer working with us, we are passing that savings as well as simplicity on to you. We encourage you to hire a ‘professional’ if you feel its necessary but be sure to ask them how many deals they do a month on small pieces of raw land. We bet we’ve got them beat.

3. Breathe easy with Lein Free Land! We own all of our properties free and clear of any encumbrances and any property you buy from us has the taxes fully paid off. This means you won’t have to deal with problems such as an unknown lein – someone else having a legal claim on your property - that complicates ownership. A lein most generally occurs when shrewd investors attempt to pay off a property tax bill on a piece of land they don’t own which entitles them to make a legal claim on the property. We follow a strict due diligence process to catch these issues so you don’t have to worry about them.

4. Privacy Protected and Respected! No background checks or credit checks. If you can commit to a down payment we’re comfortable entering into a contract to sell you land or setup seller financing so you can pay off your purchase at a reasonable monthly price. Also, if you want to pay the land off faster you can do that with no penalties.
